Reservations

ELEVEN20 LLC, requires a non-refundable deposit of 50% of the reservation total to reserve any of the studios or suites if booking directly with the Studio, otherwise all bookings booked via Peerspace.com will follow their booking rules. Once a deposit is secured, ELEVEN20 LLC will create, a reservation in our calendar to hold the client's date and time and a "Reservation Confirmation" will be sent to the client's email. The remaining balance must be paid IN FULL PRIOR TO ARRIVAL.

Cancellations and Date/Time Changes

If the client is booking directly with the studio the client can change the date of their reservation up to 7 days before the reserved date. 6 days or before the client's reservation date, the reservation date is locked and cannot be changed. The start time of the reservation can be changed up to 24 hours before the reservation, limited to availability. If the client takes possession of studio space before the reserved time, the client is responsible for paying for that time used. The paid hour begins and ends at the booked hours, not the anticipated arrival or departure time. Clients are also responsible for any excess hours. If a client finishes before time, the reservation will NOT be deducted from the time used, the total amount of the reserved time must be paid, as well as the surpluses.

If client is booking via Peerspace.com, all cancellations will follow Peerspace's cancellation policy. Below you can see the Cancellation Policy we have with Peerspace.com

Deposits

Deposits paid to ELEVEN20 LLC ARE NON-REFUNDABLE. ELEVEN20 LLC requires a deposit to guarantee the validity of the clients' reservation. To reserve a date and time, a minimum deposit of 50% of the studio price is required. However, if a customer pays more than 50% or pays in full, that amount is considered the deposit amount and is again NON-REFUNDABLE.

Fees

- 11.5% Taxes will be applied to all invoices when booking directly with studio.

- 3.49% + $0.49 Credit Card Processing Fee will be applied to all invoices when booked directly with studio.

- $250 Excess Cleaning Fee

- $250 Vehicle Access Fee

- $500 Cyclorama Wall Damage Fee Plus Repair Cost if excess of $500

Equipment Rental

Although lighting equipment and other equipment is included in the rental, there are additional equipment and accessories that are NOT included in the studio rental fee. These include fog machines, cameras and lenses, certain props, tablets, computers, etc. Ask about additional equipment and we'll be happy to provide you with a list.

Excess Hours and Overtime

If the client exceeds the time they booked, the price for each hour is the hourly rate for that particular studio. Overtime is subject to availability. Payment for any equipment rented on site is due at the time of booking.

Damage and Cleanliness of the studio

The client accepts responsibility for any damage to the walls, floors, equipment, fixtures, appliances, sofas, vending machines, fixtures and anything else housed or fixed in or within the studio during the time of your reservation. Responsible for the REPLACEMENT OF ANY DAMAGED OR MISSING EQUIPMENT. The client is also responsible for returning the studio to the same condition it was in at the beginning of their rental. ELEVEN20 LLC will accept responsibility for cleaning the floors (mopping and sweeping), and light cleaning after the client's reservation is complete. All trash must be placed in the receptacles by the customer and/or the production team. An excess cleaning fee of $250 will be applied to the client's bill if the studio is not returned to an acceptable condition. Any Damage or breakage to the cyclorama carries a $500 repair fee.

Non-Responsibility Clause

ELEVEN20,LLC shall not be responsible for any insurance claims or liability arising from the rental of the film studio. The renter assumes all responsibility and liability for any damages or injuries that may occur during the rental period, including those caused by the renter or their employees or crew.

The renter agrees to indemnify and hold harmless the studio, its owners, employees, agents, and representatives from any and all claims, damages, or expenses arising from the renter's use of the film studio. This includes, but is not limited to, any claims of bodily injury, property damage, or personal injury that may occur during the rental period.

The studio shall not be liable for any damages or losses to the renter's equipment, props, or other personal property during the rental period. The renter assumes all responsibility and liability for the security and protection of their own property.

Studio Rules

The rental time begins at the time you reserve and not at the time you arrive at the studio
The rental time ends when the last person in your party leaves the studio.
All rentals have a 15-minute grace period before and after the rental period so that you can prepare/collect your things.
We recommend that you arrive 15 minutes early in order to take advantage of the block of hours you reserve. Keep this in mind when planning your session. If you need extra time to prepare and clean up, include this in the time you set aside.
If you exceed the 15 minute grace period, you will be charged for the next full hour.
We reserve the right to limit the number of people in each studio.
Please clean the studio after use. Pick up areas, clothing hangers, food and drink, etc.
Alcoholic beverages are not allowed inside the studio without prior authorization.
It is strictly forbidden to smoke or use drugs in the studio.
It is strictly forbidden to stand on the cyclorama (curve) of the studio. Any damages will incur repair fees.
The use of paints, chemicals or fire must be approved BEFORE renting; additional charges apply.
Children must be supervised at all times. THEY CANNOT BE RUNNING THROUGH THE STUDIO
Pets are not allowed in the studio with the exception of paid sessions with pets. They must remain in their cage or on their leash.

By booking and/or providing payment, the renter acknowledges and agrees to the terms and conditions. The renter agrees to comply with all applicable laws and regulations and to use the film studio in a safe and responsible manner.
